Coastal balconies in the Shire
In suburbs like Cronulla and Caringbah, balconies and outdoor tiles take salt air and wind-driven rain. That's hard on grout, sealant and metal fixings such as balustrade posts. Resealing the perimeter joints and around the posts is a big part of keeping these balconies watertight. In the 2021 Census, 53% of occupied dwellings in the Cronulla postcode were flats or apartments, so many of these balconies sit above another unit.
How we repair a leak without removing tiles
- Assessment. We look for where the water gets in, not only where it shows up, and check that the tiles are sound.
- Preparation. We clean the area and protect the surfaces around it.
- Remove what has failed. Deteriorated grout and failed silicone come out of the floor, corners and junctions.
- Regrout and reseal. New grout goes in as specified, and we reseal the corners, hob, door sill, drain surround and other junctions we can reach.
- Remedial sealing. Where it suits the job, we apply the specified sealer to the new grout and joints.
Not every leak can be fixed this way. If tiles are loose, the floor falls the wrong way, the membrane has failed across a large area or a pipe is leaking, we'll tell you before you spend anything.

Does sea air affect balcony waterproofing?
Yes. Coastal exposure wears grout, sealant and metal fixings faster, so it pays to check the joints regularly.
There's rust around my balustrade posts. Is that a leak?
It can be a sign that water is getting in around the post. We check and reseal the post fixings as part of a balcony repair.

How much disruption is there?
A repair is measured in days, not the weeks a renovation takes. There's no demolition, and you can use the area again after 24 to 48 hours, as your technician advises.
What does the warranty cover?
