AfterAfter: the same shower with new grout and white sealant
Shower corners: stained silicone before; clean, resealed joints after

Silicone seals the joints that move. Corners, hobs, floor junctions and screen frames all shift with heat and use, so they're sealed with flexible silicone, not grout. When it shrinks, splits or goes mouldy, water gets in behind the tiles and into the frame. We've been resealing Sydney showers and balconies for over 30 years.

  1. 1Cut it all outEvery bit of old silicone removed by hand, never covered over.

  3. 3Leave it spotlessTiles cleaned, area tidied and care instructions left with you.

Old silicone is a leak waiting to happen

Silicone doesn't last forever. In Sydney's steamy bathrooms and on sun-baked balconies it hardens, shrinks and pulls away from the tiles. Water then runs into the gap, soaks the bed under the tiles and can rot the timber frame behind them, long before you see anything outside the shower. Replacing tired silicone is one of the cheapest ways to protect a bathroom.

Problems we fix fast

  • Black mould in the silicone that won't clean off
  • Silicone peeling, splitting or pulling away
  • Water under the vanity or on the bathroom floor
  • Gaps along the screen frame or hob
  • A damp, musty smell in wet-area corners

How we replace silicone

  1. Protect and cut out. We protect the surrounding surfaces and cut out all the old silicone.
  2. Clean the joint. We remove mould, soap scum and residue so the new seal bonds.
  3. Check the grout. If the grout either side is cracked or missing, we regrout first, or the joint will fail again.
  4. Reseal. Fresh silicone, tooled to a smooth, sloped finish so water can't sit on it.
  5. Clean up and cure. We clean the tiles, tidy up and tell you when the area is ready to use.

Resealing or regrouting?

If only the silicone has failed, resealing fixes it. If the grout is cracked, stained through or falling out, it needs regrouting as well. If water is already coming through to the next room or the ceiling below, you need our leaking shower repair, which regrouts, reseals and seals the joints in one visit. We'll tell you which your shower needs at the free inspection.

Silicone replacement questions

Can you put new silicone over the old silicone?

No. New silicone won't bond to old silicone, so it peels off and traps mould underneath. We cut all of the old silicone out and clean the joint first.

Why did my old silicone go mouldy?

Steam, soap residue and poor ventilation feed mould, and once it gets under the surface of the silicone it can't be cleaned off. The only fix is to cut it out and reseal.

How soon can I use the shower?

Silicone needs time to cure before it gets wet or steamy. We'll tell you on the day. Showers we reseal and repair are usually ready in 24 to 48 hours.

Do you replace shower screens or doors?

No. We reseal the silicone around screens, frames and doors, but we don't supply or replace them.

Is resealing enough to stop a leak?

Sometimes. If only the silicone has failed, yes. If the grout is cracked or water is already getting through, you'll need our leaking shower repair. We'll tell you which at the inspection.

Can you issue a compliance certificate?

Yes. We can issue a compliance certificate for our waterproofing work. Just ask at the inspection.
